One Main Place
One Main Place is a 32-story International Style, Brutalist tower in the heart of the Dallas central business district. Designed by Skidmore Owings and Merrill with Pritzker Prize winning architect Gordon Bunshaft as the lead designer, the building was the ﬁ rst of what was to be a major three-phase superblock. Its massive complex of underground concourses, parking and plazas was designed as a catalyst project intended to spur the expansion of an underground network of pedestrian, retail, freight and commuter tunnels across downtown.
Purchased by KFK Group of New Orleans in 2014, One Main Place is the focus of an adaptive use and historic rehabilitation project. The rehabilitated building will serve multiple functions including retail, ofﬁce and as the home of a signature hotel on its upper ﬂoors. Architexas is assisting the owner in having the building listed as a City of Dallas Landmark and a National Register Property. With these designations, Architexas will complete the documentation necessary for the KFK to obtain local, state and federal tax incentives that will allow them to recapture well over 45% of the project’s total rehabilitation costs. Consultation also includes assisting the architectural team in obtaining the proper zoning overlay and permitting, and in the development of a historically-sensitive design.
