Mid Elm Lofts

Mid-Elm Lofts is a mixed-use residential and retail development consisting of twenty-nine lofts and first floor, basement and roof top retail. The adaptive-use project was a certified historic rehabilitation of three historic buildings on Elm Street in Downtown Dallas and utilized Tax Increment Finance Funding.
The project included complete restoration of the building facades, reconstruction of the first-floor retail storefronts and rooftop water tank, and compatible rooftop additions to two of the buildings. Elevators and exit stairs were carefully integrated into the building, including a stair tower addition. Interior work included stitching the three disperate floor levels together with ramps, excavation of a new basement, and integration of historic advertising signage into loft interiors. Character defining elements were restored, including interior steel glass storefront, operable butterfly windows and large light monitors.
The lofts provide a variety of unit types and sizes, restoring livelihood and growth to the neighborhood. The rehabilitation and adaptive-use has dramatically improved the 1500 Elm Street block, with the three ground floor retail spaces bringing back a positive connection to the street that had been missing from the block for decades.
